You are smart enough to already know that the buyer is going to want a home inspection check list. The issue is whether they have it prepared by a certified home inspector or whether you as the seller have one prepared. Traditionally, today the buyer orders it and pays for it but I suggest to you that you prepare one yourself.

Imagine if the buyer shows up and says they will need a certain amount of time to get an inspection and you say no problem here is one I had a professional home inspector prepare. We don’t have to wait 2 or 3 weeks to get it done. And also imagine how you will feel when you can get the house sold in a much shorter period because you have cut off the buyer at the pass.

A home inspection check list is being used by today’s buyers to beat you up on price after you have taken your house off the market by signing a contract with the buyer. They have the inspection done and then use the home inspection check list prepared by their inspector against you to re-negotiate the price of your home.

Even if the buyer decides to have another home inspection check list prepared by their inspector you have yours to compare. Most buyers will end up getting a home inspection check list that includes items that if done by you will almost make your house new again. These home inspection check lists are not just about health and safety issues.

Today’s home inspection check list contains any item that the inspector wants to include. Mine contained 38 items so I know how you are going to feel when you get yours.

The better way to do this is to have your own inspector do an inspection of your home and tell them you only want the house inspection check list to contain health or safety issues. This way you can tell your buyer that their house inspection check list is inappropriate and you won’t give the buyer the chance to beat you up on price.
